Sold in 13 Days: A Treasure Island Condo in a Buyer's Market

Sold in 13 Days: A Treasure Island Condo in a Buyer's Market

In today's real estate market, I'm very selective about which listings I take on. Over the last several years, I've developed a specialty as a listing agent for distinctive properties along the Pinellas barrier islands — crafting unique marketing strategies for historic, mid-century, and modern waterfront homes. The goal is always the same: position the property so it finds its perfect buyer at exactly the right time. It's part creative, part strategy, and entirely focused on helping families move forward.

A Difficult Call

A past client reached out about a condo listing on the beaches near Treasure Island that needed representation. As a Pinellas Beach real estate agent, I never get tired of working near the water — but I hesitated. The Treasure Island condo market right now is genuinely challenging, and the data doesn't soften the picture.

28% list price decline I 15 month supply of inventory I 140 average days on market

A much smaller buyer pool, declining list prices, and 15 months of surplus inventory. Add to that the absence of the Canadian and German seasonal buyers who typically represent a significant market segment — and you have a real uphill climb for any Treasure Island FL listing agent.

Meeting the Owner

I met the seller — a gentleman who had purchased this unit back in 1974 and had lived there since the building was constructed. Warm, gracious, and proud of his home. The views were genuinely stunning. But the unit itself was completely dated, which presented a real challenge in a market already favoring buyers. I sat with the family, walked them through what to expect, and built a pricing and marketing strategy around finding exactly the right buyer rather than chasing the market down.

Then, a few weeks in, the owner passed away. I felt deeply for the family. On top of their grief, they now had to navigate liquidating decades of heirlooms and personal belongings. We spent the next month working carefully — thoughtfully, methodically — to get the condo ready for market. Every decision was made with purpose.

The Marketing Approach

As a listing specialist focused on unique properties, I don't cut corners on presentation. I brought in a photographer whose work had recently been featured in Sarasota Magazine. Those views deserved to be seen — and I made sure every potential buyer felt the pull of this condo before they ever stepped through the door.

We launched with a full campaign that began before the listing went live: targeted paid digital ads, direct mail, and coordinated social media exposure across the right channels. When showings began, I was present for every single one. That's the advantage of working with a dedicated solo listing agent rather than a team — I know the property inside and out, and I can answer every question the moment it's asked. In a market this competitive, that presence matters.

"Under contract in 13 days. In a market where the average sits at 140 days. That's not luck — that's knowing your market and positioning yourself accordingly."

13 Days to contract against a Treasure Island market averaging 140 days on market, this result saved the family thousands in HOA carrying costs and allowed them to move forward with their lives. In a market this difficult, that kind of outcome starts with strategy — not hope.

If you're considering selling a condo, mid-century home, or historic property along the Pinellas beaches — whether in Treasure Island, St. Pete Beach, or anywhere along Florida's Gulf Coast barrier islands — I'd love to talk about what a targeted approach could mean for your family and your timeline.
